Summer Updates

Welcome back to our seasonal newsletter! We're glad to keep you updated with what's going on around your home. As we move through the summer months, we'll be sharing timelines for upcoming maintenance, community updates, and helpful tips to make the most of the season.


Here’s a look at what’s ahead this summer!


Tenant Appreciation

We are so grateful for your patience and support over the past 18 years. As a thank-you, we’re excited to announce a special celebration for all of our loyal tenants on August 1st! We’d love for you to stop by the office to say hello. There will be snacks, in-office games, and fun prizes to enjoy. We truly appreciate each and every one of you!


Maintenance Updates

AC Units

As the summer months heat up, please adjust your AC settings in small increments—no more than two degrees at a time. Larger changes can cause the system to freeze up and stop working, which may require up to seven days to fully defrost and return to normal operation. It is also recommended not to set your AC below 70 to prevent the same freeze-up issue. 


Swamp Cooler Units

As the monsoons hit and humidity increases, you may find that your swamp cooler becomes less effective. This is not an error with the swamp cooler. This system relies on evaporation to cool the air; with it being more humid, it is less able to cool.


Landscaping

For our tenants who are responsible for their own landscaping, please maintain your weeds through the summer/monsoon months. You will receive a notice if your weeds exceed six inches.


Power Outage

As we enter monsoon season, power outages are often caused by storms. If you experience a power outage, we ask that you first check the APS outage site before calling: https://www.aps.com/en/Utility/Outage/Outage-Center/Report-Outage. If your power is still not back on, we recommend resetting your breakers before contacting our maintenance line. As always, we’re here to help—if you're still experiencing issues, feel free to call our maintenance line at 928.776.8464.


Holiday Office Closures

In honor of both the Fourth of July and Labor Day, our office will be closed the following days:

  1. Friday, July 4th
  2. Monday, September 1st

Summer Updates Welcome to our Summer Newsletter! With longer days and warmer weather upon us, we're excited to share important updates, helpful reminders, and the latest community news. Thank you for being a valued member of our community. We hope you have a safe, relaxing, and enjoyable summer!  Maintenance Reminders Maintenance Requests: Please remember to submit all maintenance requests through your AppFolio portal. Please do not use Meld, as it is no longer our maintenance request system. If you're unable to access the portal or need assistance, you may also contact our office by phone. AC Unit Management: If you have an AC unit, to keep your home comfortable and ensure your air conditioning system runs efficiently this summer, please follow these guidelines: Adjust temperatures gradually: Change the thermostat by no more than 3 degrees at a time. Drastic drops can cause the AC unit to freeze up. Observe the minimum limit: Avoid setting the thermostat below 68°F, as lower temperatures can also freeze the system. Thank you for helping us maintain the system and keep your home cool! Monsoon/Storm Season Reminders If you experience a power outage due to a monsoon or storm, please first check the APS outage site: https://www.aps.com/en/Utility/Outage/Outage-Center/Report-Outage If your power is still not back on, we recommend resetting your breakers before contacting our maintenance line. As always, we’re here to help! Please report any personal item damage to rental insurance, but report property damage, such as roof leaks, to our office. Secure patio furniture and have a bucket or some old rags on hand. Community Events Summer Concert Series -Concerts run weekly from June through late August, typically happening multiple nights a week between 6:30 PM and 8:30 PM at the Yavapai County Courthouse Plaza (120 S. Cortez St.). Bring a lawn chair or blanket, grab takeout from a nearby restaurant, and enjoy the cool summer evening breezes. Prescott Art & Wine Festival: Taking place August 2–3, 2026, at the Yavapai County Courthouse Plaza (120 S Cortez St). Browse fine art displays, local vendors, and regional wine tastings.
