Find a property that suits your needs
Use our For Rent page to go through available rentals. You can sort by bedrooms, price, pet permissions, etc.
Tour the property*
To check out keys for a viewing, bring a $70 cashier's check, money order, or credit card to our office at 1515 W Gurley St, Suite 600 in Prescott. This is fully refundable as long as the keys are returned to our office. Key check-out times are Monday-Friday from 10 AM to 3 PM and keys are due back at 4 PM. It is advised that you call to confirm the property is viewable prior to coming to our office.
*While we would recommend you tour the property this step is not required.
Fill out an application
On the page of the property you are interested in is an 'Apply' button. Click that to start the application. Be sure to read the first page as it has important information on it.
Check your phone and email for questions and results
Processing time can vary. Results on average come back in 1-3 business days.
Scoring Criteria
There is a non-refundable $70.00 application fee per applicant. Please review the qualifications before applying.
Application Process
- All residents 18+ must apply and pay a non-refundable application fee.
- One applicant should start the group application and invite co-applicants under “Your household” using their full name and unique email address.
- Missing co-applicants will delay processing.
- You’ll need: valid ID, proof of income, recent housing history, and animal info if applicable.
- Only applications with all applicants submitted will be reviewed.
- Please read the Fees to Expect section for further detail on fees.
Income
- Combined net income must be at least 2.5x the monthly rent.
- Fastest review: link your bank or payroll account through Findigs (via Stripe or Pinwheel).
- You may also upload PDF income documents if preferred, though this may cause delays in your application processing.
- Paystubs must cover at least 2 months.
- Bank statements (personal or joint) must cover at least a 2-month time period.
- If self-employed, bank statements must cover a 6-month time period.
- Bank statements in the name of a business will not be accepted.
Rental History
- Provide landlord contact info for the last 12 months, if applicable.
- Evictions: Auto decline.
Credit
- Minimum credit score: 626.
- Applicants below this may still qualify with a cosigner/guarantor or added deposit.
- We run a soft credit check (does not impact your score).
Identity Verification
- All applicants must verify identity through Findigs using a valid government ID.
- Military IDs are not accepted through the system – contact us if needed.
Criminal History
- Evaluated individually in line with fair housing laws.
- Convictions are not automatically disqualifying. We consider:
- Severity and type of offense
- Time since conviction/sentence
- Relevance to housing
- We do not consider arrests without conviction, sealed/expunged/juvenile records, or minor infractions.
Animals
- All animals must be registered through Findigs.

- Not all properties accept pets. Be sure to confirm in the marketing if the property you are interested in accepts pets.
- Fees: $25 non-refundable pet verification fee per pet; monthly fees per pet per policy.
- In addition to fees there will be additional rent and deposit requirements. Please see the pet policy to review: Pet Policy
- No fees for service, working, or emotional support animals (ESAs).
- ESAs require valid documentation from a licensed health care provider dated within the past year.
Cosigner/Guarantor Requirements
- Will be invited to apply during the screening process if they are required due to insufficient income/credit.
- Minimum credit score: 650.
- Net income of cosigner/guarantor must be at least 5x the monthly rent.
Pet Policy
- Pet rent: $35/month per pet
- Non-refundable pet fee or deposit: Equal to half a month's rent and is due at the time of leasing
- Restricted breeds not allowed: German Shepherd, Chow, Pit Bull Terriers, Staffordshire Terrier, Akita, Rottweiler, Doberman Pinscher, Mastiff.
- No pets under 2 years old.
- All Animals must be reported, including: fish, fowl, rodent, reptile, cat, dog, horse, goat, pig, etc.
