The lease can be found in your portal under Shared Documents. Please ask our team any questions you have.

Pay your Hold Deposit & Sign Hold Deposit Receipt

You will find the amount to pay on the home screen once it is published. The receipt that you need to sign will be under shared documents. The hold deposit is a non-refundable fee. By making the payment, you agree that this is a non-refundable fee. Be sure that you have seen the property, read a sample lease, or asked all questions that are important to you prior to paying this as it can not be refunded. This fee will hold the property for you while the lease is being written.

If you are not using Second Nature, then you will need to also get renter's insurance at this time.

Sign your lease when it is ready

This can be found in the shared document section of your Tenant Portal.

Pick up your keys & pay your move in costs

An agent will have scheduled an appointment with you for the day the lease starts. You will come to our office to pick up your keys. You can pay your move-in costs ahead of time on the Tenant Portal, or you can pay in person.

Fill out your Property Inspection Checklist

This will be in your Tenant Portal under shared documents. It needs to be filled out within 10 days of your move-in date.

Fees to Expect

  • After Approval

    1. Hold Deposit - equal to half of the security deposit
    2. Admin Fee - $450. If the tenant opts to pay online for the duration of the lease, this will be DISCOUNTED down to 10% of the monthly rent or $175 (whichever is greater).
    3. Remainder of the security deposit.
    4. Pet fee or deposit  (equal to half a month's rent) and monthly pet rent if applicable. 
    5. One month's rent and prorated days remaining in the month (if applicable).
    6. One month's pet rent and prorated days remaining in the month (if applicable).
    7. Prorated utility usage amount (if applicable).
    8. All tenants are required to get renters' insurance before lease signing.
    9. If the property has community amenities, the tenant is to cover the transfer fee.
