Fall Updates

As the crisp fall air settles in and the leaves begin to change, we’re happy to share what’s new around your community. This season, we’ll be highlighting important maintenance reminders, upcoming updates, and a few helpful tips to keep your home cozy and comfortable as the weather cools down.

October Maintenance Updates

Irrigation Winterization

Week Scheduled: October 20 - 24

Please remember that not all properties have irrigation systems that require de-winterization. For more detailed schedule information, please watch for an email.

Front and back yard access will be needed.

Frequency: The irrigation is de-winterized in spring and winterized later in the year when temperatures start to drop.

Swamp Cooler Winterization

Week Scheduled: October 20 - 24

Please remember that not all properties have swamp coolers. For more detailed schedule information, please watch for an email.

Interior and yard access will be needed.

Frequency: Swamp coolers are de-winterized in spring and winterized later in the year when temperatures start to drop.

Gutter Clean Outs

Frequency: Between zero and two times a year.

Filter Changes

Check your heater

We highly recommend testing your heater to ensure it is working properly now rather than later. As everyone turns on their heater when it gets cold, the wait times can grow long for service.

Summer Updates

Welcome back to our seasonal newsletter! We're glad to keep you updated with what's going on around your home. As we move through the summer months, we'll be sharing timelines for upcoming maintenance, community updates, and helpful tips to make the most of the season.

Here’s a look at what’s ahead this summer!

Tenant Appreciation

We are so grateful for your patience and support over the past 18 years. As a thank-you, we’re excited to announce a special celebration for all of our loyal tenants on August 1st ! We’d love for you to stop by the office to say hello. There will be snacks, in-office games, and fun prizes to enjoy. We truly appreciate each and every one of you!

Maintenance Updates

AC Units

As the summer months heat up, please adjust your AC settings in small increments—no more than two degrees at a time. Larger changes can cause the system to freeze up and stop working, which may require up to seven days to fully defrost and return to normal operation. It is also recommended not to set your AC below 70 to prevent the same freeze-up issue.

Swamp Cooler Units

As the monsoons hit and humidity increases, you may find that your swamp cooler becomes less effective. This is not an error with the swamp cooler. This system relies on evaporation to cool the air; with it being more humid, it is less able to cool.

Landscaping

For our tenants who are responsible for their own landscaping, please maintain your weeds through the summer/monsoon months. You will receive a notice if your weeds exceed six inches.

Power Outage

As we enter monsoon season, power outages are often caused by storms. If you experience a power outage, we ask that you first check the APS outage site before calling: https://www.aps.com/en/Utility/Outage/Outage-Center/Report-Outage. If your power is still not back on, we recommend resetting your breakers before contacting our maintenance line. As always, we’re here to help—if you're still experiencing issues, feel free to call our maintenance line at 928.776.8464.

To find out if your property is scheduled for a filter change and to get specific dates, please keep an eye on your email inbox mid-May. We'll send out a detailed schedule then.

Frequency: Between zero and three times a year.

AC Units

If you have an AC unit we encourage you to check that it is working now rather than when it is hot and you need it. We work with a number of HVAC vendors but when it gets hot their schedules get backed up days sometimes weeks. It is better to check now and get any necessary repairs underway. As a reminder, your AC thermostat should never be set under 68 degrees as it will freeze the unit. The evaporator coil, responsible for cooling, will become covered in ice, restricting airflow and preventing proper heat transfer, leading to the unit shutting down, potential damage, and leaks.

Leasing Updates

It's renewal season! If your lease is coming up for renewal, we'll be reaching out to you 60 days before your lease expiration with all the details.
